Understanding Platform Differences

  • ChatGPT — Primarily pre-trained knowledge (e.g. up to Jan 2025), sometimes searches web; conversational answers; 3–5 options; cites sources occasionally.
  • Google Gemini — Integrated with Google Search; latest information; more factual; 5–7 options; always cites sources.
  • Perplexity — Always searches web in real time; most citation-heavy; concise, bullet-point answers; needs high-authority citations (news, major sites).

So: for ChatGPT you need historical presence plus fresh content; for Gemini, strong Google SEO and structured data; for Perplexity, high-authority citations.

ChatGPT Optimization

1. Structured data (JSON-LD)

Add schema.org Apartment/Residence markup with name, description, address, offers (price), and amenityFeature. ChatGPT can parse this and extract facts.

2. FAQ format

ChatGPT is trained on Q&A. Create FAQs in clear Q: / A: format (e.g. price of 3BHK, good for families, distance from station). Ask ChatGPT what questions buyers ask, then create FAQs for each.

3. Conversational, natural language

Avoid keyword stuffing. Use natural sentences: e.g. “Sunshine Residency offers spacious 3BHK apartments in the heart of Bandra West…”

4. Comparison content

Create comparison tables (you vs 2 competitors): location, price, carpet area, amenities, possession. When someone asks “compare projects in Bandra”, your content has the answer.

Perplexity Optimization

Perplexity is all about citations. It always searches the web and cites sources.

  • High-authority news — Times of India, Hindustan Times, Economic Times. Use press releases (launch, milestones) and expert quotes.
  • Property portals — Complete profiles: all fields, 10–15 photos, floor plans, pricing per unit type, amenities, location map. Incomplete listings hurt more on Perplexity.
  • Technical SEO — Fast load (<3s), mobile-friendly, HTTPS, no broken links, sitemap, robots.txt, structured data.

Platform-Specific Content Strategy

  • ChatGPT: Long-form conversational blogs (1,500+ words), 30–50 FAQs, neighborhood guides.
  • Gemini: Schema markup everywhere, Google Business Profile, YouTube videos, Google Maps reviews.
  • Perplexity: Press releases to major news, complete portal listings, recent content.

Common Mistakes to Avoid

  • Keyword stuffing → AI detects unnatural language.
  • Duplicate content → AI picks the original source.
  • Inconsistent information (e.g. different prices on site vs portal) → AI won't recommend confidently.
  • Thin content (50-word descriptions) → Not enough to recommend.
  • No mobile optimization → AI won't cite sources it can't crawl well.
